ELECTRICAL SURVEYS TO KEEP
EVERYONE SAFE
The Electrical Installation Condition Report (EICR) offers you a full inspection of the electrical fittings and systems in your property. This includes areas such as the wiring, sockets, light fittings and fuses. As registered electricians with NICEIC, we are qualified to carry out these surveys.
These are designed to identify any damage, failure or weakness in your electrics. The process involves full testing of your electrical circuits and will establish if these are safe enough to allow continued use. It will also highlight areas where action needs to be taken. Once the survey has been completed,
you will receive an EICR certificate.
Landlords
When you rent a property there are a series of electrical safety obligations as part of the Landlords and Tenants Act. Regular inspections are recommended every 5 years or when there is a change of occupancy. The property must be safe for tenants when they move in and be maintained throughout their stay.
An EICR will provide a comprehensive survey of the electrical circuits and identify any areas that need to be addressed. It’s also important that all electrical appliances are safe and display the relevant CE markings.
Residential
When you buy a property it’s advisable to carry out an EICR. This will provide you with valuable information on the condition of the electrics. It will also highlight if you need to carry out additional work once the sale has completed.
The NICEIC recommend you undertake an EICR on residential properties every 10 years. Always ask when the last survey was carried out. But for your peace of mind, it’s advisable to commission this survey before you purchase a property.
If you’ve been living in a property for over 10 years, it’s time to carry out an EICR. It will identify any remedial work that needs to be done to ensure you’re living in a safe environment. Electrics can deteriorate over time and it’s always better to fix potential faults before they become a bigger issue.
Commercial
Any commercial building must meet the required electrical safety standards. An EICR will evaluate the electrical installations in a commercial property. It will assess if it’s in good condition, where the defects are and if necessary what you need to do to make it safe.
These are important to ensure your staff and customers are kept safe in your building. Lives Electrical is a registered electrician with NICEIC which means we are qualified to conduct these surveys for you. Following our inspection, you will receive a certificate.
PAT Testing
For a business to legally maintain its electrical equipment a PAT test is often required. This is a routine inspection of your appliances to check they are safe to use in the workplace and are designed to reduce the risk of accidents.
An initial visual inspection is carried out followed by a more detailed check using specialist PAT testing equipment. Your equipment will then be marked as a ‘pass’ or ‘fail’ and a sticker placed on the item to that effect. Anything that fails the PAT test should be replaced to ensure the safety of your staff.
